Renovations to Consider Before Selling Your Home

If you've decided to sell your home, a few simple renovations can not only increase the value of your home, but also make potential buyers more confident in making an offer.

1) Fix any major problems in your home. Be sure that all plumbing, heating, and air conditioning units are working properly. Repair any cracks or holes in the foundation, floors, or walls.

2) Fix any cosmetic problems in your home. You'd be surprised at how much a fresh coat of paint brightens a room! You should also consider removing any furniture from the home that is worn or damaged.

3) Rearrange the furniture! This is a free way to increase your selling potential. Buyers like to see the potential of your home. They often get ideas about whether or not their furniture will work by viewing your furniture layout. If your room feels sparse, you may want to purchase a large area rug, lamps, or small side tables to make the room more inviting and complete.

4) Cleaning is another free way to renovate your home and make it appeal more to buyers.

5) Bathrooms can be made inviting by hanging bath towels and hand towels on the rack. Remove any books or magazines. The bathroom area should be clean, simple, and relaxed.

6) Do some gardening! Your yard will most likely be the first thing buyers see when they come to your home. So make sure that your grass is mowed, and your landscape is reasonable. For less than $100.00 a bit of mulch and a few hanging plants can make a huge difference in the way buyers view your home.

7) Last but definitely not least is the kitchen. Because I love kitchens so much, the kitchen is usually the first place that I go when viewing a home. Be sure that your kitchen is clean. This includes keeping organized cabinets (people will go through them!). Use a bakers rack with baskets for decorative storage. All appliances should match. Stainless steel is both sleep and popular! Consider replacing counter tops if they are older. Granite is a modern classic. Visit your local hardware store for a professional opinion on the colors and styles available.
